Mid-priced plots increase demand Hyderabad Pharma City Corridor

This 19.4 kilometre stretch between Maheshwaram and Rajiv Gandhi International Airport on the Hyderabad Pharma City Corridor is part of the National Highway-765. Localities on this corridor include Mamidipally, Tukkuguda, Shamshabad, Mansanpally and Maheshwaram.The major driver for plot sales in this area is the large number of IT professionals working in the Electronic Hardware Park in Maheshwaram and workers of the pharmaceutical companies located nearby. They tend to purchase plots on this corridor because of proximity to their work spaces and reasonable plot prices. “A number of professionals working in the Hardware Park in Kurmaguda too have bought plots in Tukkuguda for primary residency,” says Naveen, an agent in the locality.

According To Plot prices in the corridor range between Rs 3-48 lakh in plot sizes of 100-300 sq yards. Hyderabad Metropolitan Development Authority (HMDA) approved plots are mostly available on this corridor. There are over 100 plots  are Verified Northface Service in Shamshabad. On this corridor the prices are lowest in Shamshabad and Maheshwaram while they are the highest in Mamidipally.

“Maheshwaram is among the 23 industrial parks in the rural areas of Telangana to be developed by the Telangana State Industrial Infrastructure Corporation (TSIIC), which could further attract buyers” says Kumar, a real estate broker in the locality.

Umdanagar and Timmapur railway stations are within 10-13 km whereas the Rajiv Gandhi International Airport is just 1 km from Shamshabad. The airport is within 6- 25 km from all other localities on this corridor.

For essential needs, hospitals, markets, schools, grocery stores, banks, ATMs and petrol pumps can be found within a 10 km radius from plotted developments on this corridor. A few of the prominent hospitals – Sai Smith Hospital and Composite Hospital – are also close to plotted developments.

There are a lot of options available at affordable prices and sizes for people wanting to purchase plots for self-use. Proximity to pharmaceutical companies, IT hubs, airport, social infrastructure services and development in Maheshwaram are factors that attract people to this corridor.
