It is located close to the Srisailam Highway, which connects the area to Outer Ring Road (ORR) and ultimately to core areas of the city. “Looking at the prices, it usually attracts the mid segment. Maheshwaram is fast emerging as a favorite destination for IT professionals seeking spacious homes,” says Kumar real estate agent in the locality.
While property prices in central areas, near the IT hubs, have risen over the last few years, peripheral areas such as Maheshwaram are still fairly affordable. Mainly residential plots are available here. These range from Rs 11 – 26 lakh for sizes 1080 to 2520 sqft For end users planning to buy residential plots this can be a good option as this locality offers several options of plotted developments.

The realty sector of Maheshwaram is likely to witness further boost with the proposed HFCL project for manufacturing Optical Fiber (OF) in Fab City. This is also expected to create more jobs opportunities.
Wipro has invested Rs 220 crore in the Consumer Care sector by setting up its unit in Maheshwaram Mandal on the outskirts of the city. The project will come up on a 40-acre land, creating 300 direct jobs and about 200 indirect jobs.
Maheshwaram Police Station is located within the locality, ensuring the safety of the residents. Apart from smooth commuting and fairly affordable options the locality has more to offer in terms of proximity to schools such as St.Savio High School, Mesco Grades High School, and Vivekananda High School among others. The area also has easy access to basic amenities which makes this a good option for home buyers.
“Maheshwaram is expected to be a key driver as several well-known companies are operating in the vicinity and more are about to come. Thus, more jobs are expected to be created which will also impact the real estate market,” says Ashok Kumar, a real estate agent in the locality.
The area is still at a preliminary stage but seeing a lot of development. It may take up some time to be fully developed and be popular as a residential locality for home buyers. But end users can still look forward to buying here at good rates.
The area offers a number of public conveyance options of cheaper travel to the main commercial zones such as Hitec City, Kukatpally and Kondapur. “The locality shares good connectivity via -the Srisailam Highway, which is 2-km from Maheshwaram and joins Central Hyderabad through the ORR. Maheshwaram is also situated close to the Bangalore-Hyderabad Highway (NH-7), which is an added advantage,” says Aravind, another real estate agent in the locality.
The nearest railway station is Timmapur, at a distance of 16 km. The Rajiv Gandhi International Airport is closest at a distance of 19 km and can be accessed via NH-765. The Maheshwaram bus stop is located within the locality.
