Hyderabad Genome Valley Corridor: A preferred plot destination

Being a popular destination for plot buyers, the Hyderabad Genome Valley Corridor is a 14 km stretch between Bolarum and Shameerpet on the Northern side of Hyderabad. The major localities on this corridor are Bolarum, Machabollaram, Yapral, Thumukunta and Shameerpet.The Genome Valley is India’s first state-of-the-art biotech cluster providing world-class infrastructure to more than 100 biotech companies. Spread over 600 square kilometers, the Genome Valley is a cluster for biotech research, training, collaborations and manufacturing activities.

Located in Shameerpet, Genome Valley houses knowledge parks, special economic zones, laboratories, incubation facilities, office spaces along with support facilities.

This corridor offers residential plots approved by the Hyderabad Metropolitan Development Authority (HMDA), Directorate of Town and Country Planning (DTCP) and Gram Panchayat.

The plots are priced between Rs 20-90 lakh on this corridor, and they are mostly located on the main roads and near employment hubs. The size of plots can range between 129-300 sq yards. However, some larger size plots are also available here.

The demand for plots is influenced by the presence of industries and educational institutions nearby. Connectivity and social infrastructure are other reasons for investors to buy plots in this area.

Hospitals can be found close to all the localities on this corridor. A few of the prominent hospitals are the Shri Kara Hospital and Gandhi General Hospital.

The Hyderabad-Mancherial Highway passes through all the localities on this corridor and further connects it to the Outer Ring Road (ORR). The Birla Institute of Technology and Science and NALSAR University of Law are also located on this corridor.

“The Hyderabad Genome Valley Corridor is one of the popular destinations in Hyderabad for plot investment. Employment hubs and a wide range of available plots makes it a preferred destination among buyers. You can get all sizes and price ranges here. Plots located close to educational institutions and job hubs command premium. The Gram Panchayat approved plots are although cheaper but you don’t get all facilities with such properties,” explains K Reddy, a real estate agent in the locality.

This corridor is also close to the defence area in Kompally and the CRPF campus in Secunderabad.

If you are planning to buy along this corridor, it is important that you check the approval authority, water and electricity availability. Also check the plot location with respect to the main road and nearby job hubs, schools and hospitals.
