Hyderabad-Warangal Highway: Affordable prices push plot sales

The Hyderabad-Warangal Highway is a 52 km stretch between Boduppal and Yadadri temple on the North-Eastern side of Hyderabad. The major localities on this corridor are Peerzadiguda, Chengincherla, Boduppal, Bibi Nagar, Bhuvangiri, Ghatkesar, Yadagirigutta and Rampally.Plot prices in this corridor range within Rs 6 lakh – Rs 1.80 crore in sizes of 150-560 sq yard on Magicbricks. The prices are lowest (Rs 6-17 lakh) in localities such as Yadagirigutta and Bibi Nagar, which are further away from the city and almost at the end of this corridor. The plot sizes are also within 120-200 sq yards. The prices are higher in localities closer to the city such as Peerzadiguda. Here the range is Rs 52 lakh – Rs 1.80 crore.

The Hyderabad-Warangal Highway has good rail and road connectivity. The National Highway-163 is located close to all the localities on this corridor and connects it to other areas in Hyderabad. Roads such as Boduppal X, Julapalli X, Pragnapur, Yadgarpally X and Chengicherla X connect this corridor to nearby localities like Boduppal, Julapalli and Yadgarpally. The corridor is served by railway stations like Raigir, Ghatkesar, Bhongir and Bibinagar. The Rajiv Gandhi International Airport is 32.5 km from this corridor.

Shankar Reddy, an agent in the locality says, “LB Nagar, Kamineni Hospital Junction and East Anandbagh are three under construction underpasses in Hyderabad. The state government has proposed to develop a 290 km long and 90 metre wide Regional Ring Road (RRR) which will boost connectivity in this corridor.”
